Getting a loan pre-qualification from a reputable lender should be the first step for every buyer.  You will then know how much home you can afford so you are not wasting time picking the perfect house only to find out you can't qualify.  It also strengthens your offer.  Sellers will most likely choose an offer from buyers that have started the loan process and know they will qualify.
